Submitting the right plans with Planning Applications

Are you about to submit a planning application? If so, submitting accurate plans alongside your planning application is paramount importance. We are able to support you through the planning application process.

When submitting a planning application, submitting accurate plans, drawn to a recognised scale is essential to enable the Local Planning Authority to fully assess the proposal. It also ensures that your development complies with both National and Local policy and to make sure that there is no significant harm caused to any neighbouring property.

The majority of planning applications will require the following plans:

  • A location plan at 1:1250 scale (1:2500 in the rural area) – This must be an Ordnance Survey based plan usually scaled to fit on an A4 or A3 sheet (depending on the site a larger sheet may be necessary) with a North Point. The plan must show enough detail to enable accurate identification of the site. The red line is the legally defined boundary of the application site and therefore, the WHOLE of the application site must be outlined in a continuous red line. Any other land within the applicant’s ownership adjacent/adjoining the application site must be outlined in blue. The development should not be drawn on this plan. Please note that due to copyright, Land Registry Plans cannot be accepted
  • A block plan (site plan) at 1:200 or 1:500 scale – This must include a North point and must clearly show the proposals which should also be dimensioned. Any neighbouring properties must be shown in full so that any potential impact can be assessed. The block plan should also show parking areas (both existing and proposed) and any other relevant features such as trees, ponds etc.
  • Existing and Proposed Elevations – at a scale of 1:50 or 1:100 (depending on the size of the building 1:200 plans may be accepted). All affected elevations must be submitted (including blank elevations). All windows and doors must be shown accurately. In most circumstances, part elevations cannot be accepted. Even if the application is retrospective, photos cannot be used in place of drawings. Existing and proposed must be on separate drawings
  • Existing and proposed floor plans - at a scale of 1:50 or 1:100 (depending on the size of the building 1:200 plans may be accepted). These must show all of the property and all rooms must be labelled. All windows and doors must be accurately shown. Existing and proposed must be on separate drawings
